A few honest notes

  • 5-year fixed vs variable. We default to a 5-year fixed insured rate ballpark. Variable usually beats fixed over a full term but you eat short-term volatility. Talk to a broker before committing.
  • Under 20% down. CMHC default insurance kicks in (~2.8–4% added to your principal, financed over the mortgage). This calculator doesn't model that automatically — knock that percentage onto the home price for a closer estimate.
  • Stress test.Banks qualify you at the higher of your contract rate + 2% OR 5.25%. You qualify for a SMALLER mortgage than this calculator suggests — about 12-15% smaller at today's rates.
  • Closing costs. Budget 1.5-3% of home price on top of the down payment. Land transfer (AB has none, SK has a flat fee), legal, inspection, title insurance.
