Howdy, partner. Pull up a chair and stay awhile. I've always believed a kitchen ought to earn its keep, and mine certainly does. It's where the coffee gets poured, the day's plans get made, and stories seem to grow taller as the evening goes on. I've even got a sunroom riding shotgun, making sure there's always a good vantage point when the weather starts making promises it can't keep. I've got room for the whole crew, too. Six bedrooms. Two and a half bathrooms. Enough space for family, guests, hobbies, home offices, or whatever trail you're currently riding down. No one's fighting over elbow room around here and if a room's taking up space, it better have a job to do. Truth be told, I've never had much patience for being all hat and no cattle. That's why I've spent my years focusing on things that matter. A kitchen built for gathering. A comfortable primary bedroom with hardwood floors underfoot. Bedrooms enough for the whole outfit. A backyard with a firepit ready for swapping stories and a pocket of trees standing watch along the fence line. Some homes spend all their time trying to impress folks. Me? I'd rather be useful. I've got a place for muddy boots by the door, and a room for an extra chair around the table. Whether you're raising a family, hosting the holidays, or just trying to keep up with life's daily roundup, I'm ready to lend a hand. There's an old saying that you can lead a horse to water, but you can't make him drink. Same goes for homes. I can't make you live your life a certain way. I can only make sure you've got the space to do it. As for me, I'll keep doing what I've always done: standing my ground, weathering the storms, and keeping a sturdy metal roof over the heads of whoever decides to call me home. So go ahead and hang your hat awhile. Something tells me we might get along just fine. Dates of updates : New dishwasher (2022). Downstairs baseboards (2022). New flooring in main full bath and downstairs bath. Some fencing (2022). Carpet in b asement bedroom (2022). Hot Water Tank (2022). Storm doors in Sunroom (2024). 10-item due-diligence checklist. We can pre-flight most of these for you on a CMA call.
Comparable sales
Ask for 3–5 recent solds within ~1 km and the same beds/baths so the list price has context.
Property condition
Roof age, furnace age, hot-water tank age, electrical panel size, windows. Cosmetic vs structural.
Zoning
Confirm zoning matches your intent (single-family vs duplex vs secondary suite vs commercial).
Suite legality / potential
If suited or being marketed as suited: confirm permits, separate entrance, ceiling height, egress windows.
Monthly carrying cost
Mortgage + property tax + insurance + condo fee (if any) + utilities. Compare to your max budget.
Property taxes
Confirm the annual tax amount on the current assessment — and whether a reassessment is pending.
Insurance estimate
Get a same-day quote. Older homes, knob-and-tube wiring, polybutylene plumbing, flood plains all change the number.
Commute
Drive it (or transit it) at the actual time of day you'd commute. Map ETA lies during peak hours.
Deposit and financing conditions
Deposit size, financing condition window, condition removal date, possession date — all negotiable.
Inspection considerations
Budget for a home inspector ($500–700) and any specialty inspections (sewer scope, mould, asbestos for pre-1990 builds).
Rough ballpark only. Pick a down-payment option, then tap any underlined number below to plug in your real numbers — tax, condo fee, insurance, utilities. Total updates live. Confirm with a mortgage broker before writing an offer.
Cost lines (tax, condo, insurance, utilities) are editable inline above. These two control the mortgage payment math.
Approximation only. CMHC default insurance is included when down payment is under 20%. Property tax and condo fees come from MLS when listed and may not reflect the current billing year. Suite rental income depends on permits, market rent, and vacancy — confirm with a property manager. Always validate your scenario with a mortgage broker and your insurance provider before writing an offer.
