SE Calgary spans from Glenmore Trail south past Stoney Trail to the Tsuut'ina edge. Mahogany and Auburn Bay are the marquee lake communities; Seton is the regional commercial + healthcare hub; Cranston, Copperfield, and McKenzie Towne are mature family-build areas; Walden and Legacy are the newest growth fronts. Newer-build inventory is the highest in the city.
SE Calgary lake-community detached homes (Mahogany, Auburn Bay) typically list $725K–$1.4M. Mid-tier family communities (Cranston, Copperfield, McKenzie Towne) run $585K–$925K. Newer-growth fronts (Walden, Legacy, Seton) sit $565K–$885K. Townhouses range $385K–$625K.
Mahogany and Auburn Bay both have residents-only lake access — beaches, swimming, fishing, paddle, ice skating in winter. Lake fee is built into HOA dues (~$400–550/year). Chestermere (just east of city limits) is the other major lake community in the SE corridor.
